2030 Bristol Circle, Oakville
A 110,000 square foot office building, 2030 Bristol Circle was purchased shortly after the Great Financial Crisis. Previously fully leased to, and owned by, Glaxo Smith Kline, the building was purchased vacant at an opportunistic price. Featuring abundant parking and additional development land, the two-storey building lent itself to a complete redesign. The existing office space was demolished and rebuilt to allow for multiple tenants, and the warehouse space in the building's rear was converted into usable industrial loft-style office space by adding a floor across the two-storey warehouse. The existing industrial facade was replaced by a modern curtain wall, allowing for maximum natural light to flood the newly built office space. With extra-wide corridors featuring backlit LED art panels by Canadian artist Katharine Harvey, a large skylight by the elevator bank, and the refurbishment of the existing, retro-style lobby staircase, 2030 Bristol Circle was transformed from a tired single-tenant R&D headquarters into a unique, Class A office building.
